Priya Place to add $1 million-plus homes to Cincinnati's West Side

A Cincinnati residential real estate team is starting work on a development that will open up a new option for luxury custom homes on the West Side.

Ram Real Estate Group at Coldwell Banker Realty is developing Priya Place, a 12-home subdivision in Green Township. Rakesh Ram said the new development will offer buyers estate home sites, roughly an acre in size, to build custom homes. Dave Ott Homes is the exclusive homebuilder for Priya Place.

Homes in the development are expected to be priced at more than $1 million. Ram said there has been a lot of pent-up demand at that price point on the West Side.

“We’ve been working on this for a while,” Ram said. “It’s nice to see it all come together.”

The homesites will have green belts for all the backyards. The location, off Wesselman Road, is about 20 minutes from downtown Cincinnati and 25 minutes from Kenwood Towne Centre. The homes will be located in Oak Hills Local School District.

David Ott, owner of Dave Ott Homes, said he had been looking for another piece of land to build custom homes for the past couple years. Ram took him to walk the property located at the end of Westin Ridge.

“Within 1 minute, I said ‘I want it,’” Ott told me. “It’s that pretty. It’s hard to find land like that.”

Ott’s niche market since the Covid-19 pandemic has been larger estate homes on more land. Ott said Priya Place “checks all the boxes.”

Even without advertising, Ott said he already has four or five potential buyers for Priya Place looking to pull the trigger.

Ram also said his team’s phone is starting to ring just through word of mouth.

Ott is building a market home at Sycamore Gables, which is located off Devils Backbone Road, where potential buyers will be able to get a look at the prototype for homes in Priya Place. Ram said the home will show the design and craftsmanship potential buyers would get with a Dave Ott home.

Ram said Ott has a stellar reputation as a custom homebuilder.

“He understands what the custom homebuyer is looking for,” Ram said.

Ott said the estate home market remains strong.

Ram anticipates streets to be in for Priya Place by year’s end.

The first homes are expected to be finished in late 2025.
