New subdivision for move-up buyers coming to Green Township

A local residential real estate team is working to bring two dozen new homes to the West Side.

Ram Real Estate Group at Coldwell Banker Realty is developing Janson Woods, a 24-home subdivision in Green Township. Rakesh Ram said the new development will offer buyers half-acre home sites with quick access to the highway.

“The response has been unbelievable,” Ram told me. “There is such pent-up demand.”

Fort Mitchell-based Drees Homes will be the exclusive builder in Janson Woods, which is located off Rybolt Road. Ram said they are targeting move-up buyers – homeowners looking to upgrade – for the neighborhood.

Mike Conklin, Cincinnati division president for Drees Homes, said the homebuilder likes these infill developments on the West Side where it can get in and out quickly.

Ram said the homes in Janson Woods will offer fresh floor plans with designs that meet buyers’ needs, including spaces such as home offices. The homes in the development will start in the high $400,000s. Conklin said he expects the average sales price to be around $600,000.

Each homesite will be 100 feet wide, which will allow Drees to build homes with side-entry garages. Because of the topography of the site, there will be options to build homes with walkout basements.

The homes will be similar to the models Drees built at its Parks at Carriage Crossing development in Liberty Township. Homes will include a mix of ranch and two-story options, with the homes ranging from 2,800 to 3,500 square feet.

The nearly 18-acre parcel is located at the end of Sarahs Oak Drive, close to Rybolt Road. Ram said Janson Woods is about 4 minutes from Interstate 74. Janson Woods is located in Oak Hills Local School District.

The development is location-driven, Ram said. “That’s real estate 101: location, location, location.”

Conklin echoed Ram’s assessment. “I wish I had 80 lots here,” he said.

About one third of the homes will be placed around an existing pond on the property, while the others will provide vista views.

Work started on the development in early March. Ram anticipates roads for Janson Woods will be paved by June.

The development is named after the Janson family, which owned the property as a family farm for multiple generations.

Ram said Green Township was instrumental in bringing this new development to the market. Adam Goetzman, Green Township development director, said Janson Woods will create opportunities in the housing market for others.

“Those folks on the West Side tend to be West Side-oriented,” Goetzman said.

Those in homes in the $200,000s who are looking to move to larger, more modern homes but want to stay in Green Township will have a new option.

“It bodes well for general market conditions and is providing some additional supply,” he said.

Ram previously worked on the Greenshire Commons residential development at the former Hillview Golf Course near Janson Woods. That 235-home development was one of the fastest selling communities in Hamilton County ever, Ram said.

Once Drees starts selling homes at Janson Woods, Conklin said he expects to be sold out in a little more than a year.

“We like to have sites on the West Side,” Conklin said. “There is not much there in this area. The product, price point and the location makes this pretty sweet.”
